1.         This Work Session of the Planning Commission of the City of Cedar Hills, having been posted throughout the City and the press notified, was called to order by C. Petersen at 3:14 p.m.

 

2.         Review Sign Ordinance

 

See handouts. Review of residential criteria. Remove the sentence at bullet 11, Temporary Signs, “Such signs may be installed at dawn but must be removed at dusk.” Residents get a permit at the City and give a time frame when the signs are coming down. Yard sale signs up “x” number of days before and immediately after. This would cover directional signs for open house events. Temporary Signs should be up no longer than a week. Set guidelines for signs to be put up and taken down. Specific date of removal. Retail signs can be up for three months or the period of listing, whichever is less. Protest signs can also be up three months. Home Occupations and premises occupations are allowed.


            Commercial Signs.

The purpose of Commercial Signs is to identify and encourage businesses to flourish but allow residents quiet enjoyment and protection from light, noise, etc.

 

                      Commercial Guidelines require signs to coincide with the store frontage at 75 square feet or 10% of the facade. This requirement should be 150 square feet or 15% of the facade, whichever is smaller.

                      Permanent Signs - allowed

                      Temporary Signs - Businesses are allowed one (1) sign per business for one week or less in a 2-month period. Temporary Signs cannot be higher than six (6) feet.

                      One permanent sign allowed on the street side, building face or wall to identify a business.

                      Monument signs are allowed at specific locations that are approved at the time of final approval.

                      Signs are not allowed in the public right-of-way or clear vision area.

                      Signs cannot create a safety hazard or problem.

                      Sign height is measured from ground level to highest point of a sign.

                      Lighted signs will not exceed a one-foot candle at the property line.

                      Illuminating signs must be a dark sky sign.

                      Signs not allowed anywhere in the City.

The Planning Commission would like to have Rim Rock Construction look at sign ordinance draft. A sign log can be prepared to track business signs by individual business.
