If I see a code or zoning violation on my neighbor's property, how do I issue a complaint?
The City of Cedar Hills appreciates conscientious citizens who report violations of City codes and ordinances. The City aggressively investigates and prosecutes such violations. Click here for more information and to learn how to issue a complaint.
Do I need a Cedar Hills business license?
If your business lists your home in Cedar Hills as its physical location, you must obtain a Cedar Hills business license. Even if business is not specifically conducted within Cedar Hills, but your home address is used for registration with the State, you are required to have a municipal license with the City of Cedar Hills.
What is the cost of a building permit to build my house?
Building permit costs are figured individually depending on the square footage of the home and the impact fees charged in the subdivision where you are building. Refer to the fees schedule, available on the Cedar Hills home page in the “Government” drop-down menu. Fees are subject to change. Do I need a permit to install a fence?
Yes. The permit is free, but you need approval to make sure your fence
is in compliance with City ordinances. Click here for more information.
Do I need a permit to install a fire pit, built-in barbeque, or pizza oven in my back yard?
Yes. The permits are free, but are required for approval of location.
Do I need a permit to install a wood-burning stove, gas fireplace, or an additional water heater in my home?
Yes.
The code requires that "any owner or authorized agent who intends to erect, install, enlarge, alter, repair, remove, convert, or replace any electrical, gas, mechanical, or plumbing system, or to cause any such work to be done, shall first make application to the building official and obtain the required permit.” If an inspection is necessary, there may be a small fee.
Do I need a permit for my sprinkling system?
Yes. The permit is free, but all residents are required to connect their
sprinkling systems to the City’s pressurized irrigation system and
to have a cross-connection inspection to prevent contamination of the
culinary water system. The connection must be left exposed, but the sprinkler
pipes may be completely covered before the inspection. Please contact
the Building Department for the packet, which outlines the procedures of connecting
to the pressurized irrigation system.
Do I need a building permit to finish my basement or add on a room?
Yes. It is required by both the City and the International Building Code,
plus all homeowners insurance companies, that safety and construction
inspections be conducted on all home improvements. The cost of this permit
will depend on the square footage of the improvement. The code specifically states: “Any owner or authorized agent who intends to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure...shall first make application to the building official and obtain the required permit.”
Do I need a permit to build a shed on my property?
Yes. To ensure that you meet the set-back and height requirements, you
will need to obtain a permit from the Building Department. How long do I have to receive a refund of my construction bond?
During the July 17, 2007, City Council meeting, a default provision was added to Title 6 of the City Code regarding financial guarantees on new construction. Click here to view a complete copy of this ordinance.
